Your AI Found the Perfect Home. The Other Buyer Hates It.

An AI can assemble a remarkably plausible home shortlist. It cannot decide that one co-buyer should give up a non-negotiable simply because the property scores well elsewhere. “Perfect” is usually a calculation with some missing inputs.

That is the useful moment for an agent-led workflow: not to manufacture consensus, but to make the disagreement legible, private where it should be private, and ready for a human conversation. A co-buyer is a decision participant, not evidence of a marriage, household structure, income arrangement, or any protected trait. Silence is not agreement, either.

A better definition of fit

Inman reported on October 6 that Realtor.com+ added agent-facing RealAssist AI to help agents onboard buyers and co-buyers, track preferences and notes, tailor searches, and produce summaries and next steps. It can refine MLS searches or draft messages, subject to agent review and approval. It is not the June consumer beta, and MLS participation means it is not in every market.

A good assistant prepares a decision; it does not declare a winner because the kitchen photographed well.

Oppy describes itself as a platform to launch and manage AI agents for real estate, title, mortgage, insurance, and more, with connection routes through Zapier and Make. The design below is proposed configuration, not a native Oppy module. Start read-and-draft, with sanitized handoffs transferred by a human until you have verified an integration and its permissions.

Build a map, not a compromise

Use three narrow roles. The map statuses below are local prompt and output conventions, not Oppy product fields.

Privacy is an access-control job, not a prompt trick. Keep private records in restricted storage. A shared-facing oppy receives only the authorized subset, never the private record with an instruction to forget it. Test that separation before using customer data.

1. Co-Buyer Map Builder

Purpose: Separate each participant's preferences from supplied facts and unverified claims. Preserve a participant's private items unless that participant explicitly approves sharing them.

Create a versioned decision map for named decision participants only.
For every item, label it PREFERENCE, SUPPLIED_FACT, or UNVERIFIED_CLAIM.
Label visibility PRIVATE_TO_PARTICIPANT or SHARED_WITH_NAMED_PARTICIPANTS.
Do not rank people or infer relationships, protected traits, motives, finances, or agreement.
Record explicit sharing permission; silence means NO_APPROVAL.
Return conflicts, unknowns, and a map version. Never make a loan, contract, coverage, or appointment decision.

2. Listing Context Checker

Purpose: Keep the property record factual without converting a status label into a countdown clock.

Record listing status only as supplied, with its source and observed timestamp.
Separate source-backed facts from unverified assertions.
Do not infer availability, showing access, offer deadlines, or likelihood of sale from listing status.
If source or timestamp is absent, set STATUS_CONTEXT_INCOMPLETE.

3. Approval Gate

Purpose: Produce a concise handoff when preferences conflict or a shared change lacks approval.

You are Approval Gate.
Compare the latest map version with each participant's explicit approvals.
For every proposed shared change, report approved_by, pending_by, rejected_by, and version.
A missing response is PENDING, never approval. Do not rank participants or resolve a conflict.
For conflict, stale context, or missing approval, return HUMAN_HANDOFF_REQUIRED and the next human question.

A worked conflict, without a fake referee

Imagine Maya Chen and Daniel Ortiz, identified only as co-buyers. Maya marks a transit commute threshold as PRIVATE_TO_MAYA. Daniel marks a ground-floor workspace as SHARED, and both supply a budget range. The packet also contains:

The attractive candidate has a second-floor workspace, according to the agent-supplied floor plan. That conflicts with Daniel's requirement. It is not permission to soften his requirement. The following record values are illustrative:

The shared output might read: v1.2, WORKSPACE_CONFLICT, DANIEL_REQUIREMENT_UNCHANGED, SHARED_BUDGET_APPROVED_BY_MAYA_AND_DANIEL, and HUMAN_HANDOFF_REQUIRED. The next question is whether Daniel wants to reconsider or keep the requirement. Maya's private preference never enters the shared packet; the tour statement stays a claim, not an appointment.

If either participant revises a shared item, create v1.3 with the proposed text and an approval record for each named participant. A human should handle a conflict, a missing approval, or a request to change the property's criteria. No role should schedule an appointment, select financing, submit a contract, or determine insurance coverage without an authorized human decision.

A listing status is context, not pressure

Listing labels can feel like a ticking clock. In a September 23 analysis with Bright MLS, Mike DelPrete examined 3.7 million listings across six states and Washington, DC, roughly 6 percent of U.S. sales. About 45 percent began as Coming Soon, averaging seven days in that status.

This regional observational dataset is not a national estimate. It does not show a status causes a fast sale, and seven days is not a buyer deadline or availability promise. Record source and timestamp, and leave urgency to people. A tidy map is not permission to rush.

Make permission visible

Each participant chooses which preferences can be shared, which channel receives updates, and which version they approve. A draft stays a draft until authorized human approval. The FCC confirms that AI-generated human voices are artificial or prerecorded under the TCPA, subject to applicable consent requirements and exceptions. For U.S. application-originated SMS/MMS on 10-digit long codes, Twilio's carrier-policy guidance requires brand and campaign registration, but registration does not confer consent. These are guardrails, not legal advice.

Pilot the map before admiring it

Propose a four-week pilot with 8 to 12 co-buyer cases. Measure maps with source and timestamp, private items kept private, conflicts surfaced before human recommendation, explicit-approval time, and human corrections or rejected drafts. Review every HUMAN_HANDOFF_REQUIRED case weekly.

This is a proposed learning exercise, not measured ROI or an Oppy performance claim. If it produces cleaner conversations and fewer assumptions, refine it. If it creates handsome paperwork, retire it politely.
